Meet Catalina, Joaquina & Rosita

Three plots in Castellans. Three homes. Three sisters.

The name came from Geert early in the design process. He looked at the three of us working on the project—Sofia and Cristina from Estudio Kuu, and Laia—and said: "Three houses, like you three. Like three sisters."

Then we decided to name them after Jávea's history: Catalina, Joaquina, Rosita. Traditional names still heard in the old town, honoring this place and the generations of women who shaped it.

Months were spent studying these plots—how the sun moves, where views open up, how to design gardens for complete privacy without losing the sea. Each home has its own character and relationship with the landscape.

Casa Catalina

The first home. Most elevated position, widest views.

Catalina occupies the highest position on the slope, closest to the Montgó. Direct Mediterranean views with unobstructed sightlines to the horizon.

399 m² across two levels on a 1,565 m² plot. The ground floor flows: 36 m² kitchen-dining opens to a 25 m² living room, then out to multiple terraces. One en-suite bedroom downstairs, three more upstairs around a central lounge.

Bold, grounded, open. Garden terraces step down the slope naturally. Construction starts early 2026, completion late 2026/early 2027.

Casa Joaquina

The central home. 1,872 m² plot—the largest of the three.

Joaquina sits between Catalina and Rosita. Mediterranean courtyards, shaded pergolas, and landscaping create outdoor rooms while framing sea views. Privacy without isolation.

392 m² across two levels. Four en-suite bedrooms (one on ground floor), guest toilet, exterior bathroom by the pool. Fluid living spaces connecting directly to terraces, garden, and pool.

Courtyards create shaded spots and sunny corners throughout the day. Construction begins once Catalina is underway, completion mid-2027.

Casa Rosita

The third home. Positioned closest to the sea.

Wide terraces, direct horizon views. Designed for those wanting open connection to the Mediterranean.

364 m² on a 1,544 m² plot. Ground floor flows around patios and greenery—four en-suite bedrooms, guest toilet, living and dining areas opening to terraces and outdoor kitchen. 10 x 4 m pool frames the sea view.

Landscaping creates rhythm between shaded pergolas and open terraces. Construction begins after Joaquina, completion late 2027/early 2028.

Buying off-plan is abstract. Floor plans are flat, renderings are pretty but removed. So the team did something different.

All three plots were cleared and pathways built with small grey stones—leading to the exact spot where each terrace will be. At Catalina, a circle with views of sea, mountains, and Montgó. At Joaquina, a 2 x 3 meter platform elevated to terrace height. At Rosita, a cleared pathway (the platform will move there once Catalina construction starts).

You can stand where your terrace will be. See what you'll see every morning. Feel the height, exposure, and view. Because that's what matters most—not specifications on paper, but how it actually feels to be there.

What They Share

All three sisters: warm limestone, oak beams, floor-to-ceiling windows. SATE insulation, solar panels, underfloor heating, ducted AC. Passivhaus standard for Catalina and Joaquina (Rosita follows the same principles). Turnkey—from outdoor kitchen to domotic system to EV charger, everything's included.
